REDD: What are your business goals for the near future?

T.P.: To commercialize currently vacant space and maintain high occupancy levels, providing our clients with comfort, security of operations, and growth opportunities.

REDD: What challenges are you currently facing?

T.P.: The current rental market is more demanding than it has been in recent years. Tenants are often faced with shrinking businesses and are trying to adapt to new realities, including rising operating costs. Expansions and growth are less frequent than before. As a result of this market situation, owners increasingly need to take a creative, out-of-the-box approach to customers.

REDD: How does REDD fit into these challenges?

T.P.: Working with REDD generates inquiries from potential tenants who are looking for space with full logistics services. This provides an opportunity for our existing (or potential) logistics-focused tenants (so-called 3PLs) to absorb these customers into their space within our parks. Alternatively, it gives us the chance to offer these customers space directly, recommending they engage a logistics operator independently.We are currently working on several such inquiries in both Poznań and Gdynia, and we hope these efforts will soon lead to success.

REDD: What else does REDD help you with on a daily basis?

T.P.: We manage properties across various markets and at different stages of development, ranging from planned projects to those under construction and those already operational. REDD enables us to efficiently compare market data and conduct benchmark analyses against the competition, which is crucial for evaluating our strategies. Through the leads generated, REDD also suggests out-of-the-box solutions.***At REDD, we provide clients with comprehensive information about the vicinity of a property, enabling them to get a clear snapshot of the market, including what surrounds the building and which companies might be interested in renting space in the area. We highlight the competition by showing what facilities are operating nearby and what space they offer, allowing users to establish benchmarks and understand who they are potentially competing with for customers. Additionally, our tailor-made reports present information on transactions that have occurred in the area. This allows clients to verify that they are aware of all recent transactions and to gain insight into how net demand is shaping up locally. Through our online portal, we can also generate information on which tenants are currently actively searching for property in the designated area—both leads and potential tenants interested in space. This data adds significant value by providing a market overview and assisting in the commercialization process.
