BIPROHUT Stacja Gliwice is the marketing and promotional name of an office and commercial building located in Gliwice at 9 Bohaterów Getta Warszawskiego Street. The building is part of a commercial real estate complex managed by Mostostal Zabrze Nieruchomości Sp. z o.o.
Mostostal Zabrze Nieruchomości is a company within the Mostostal Zabrze Group. It specializes in real estate asset management and investment project development. The company’s operations include leasing and managing owned or leased properties. It was established as a result of the reorganization and optimization of the Mostostal Zabrze Group’s assets conducted between 2018 and 2020, taking over the management of the Group’s real estate portfolio. The company is headquartered in Gliwice.
With over 75 years of tradition, Mostostal Zabrze Group is one of the largest construction and assembly conglomerates in Poland. The company specializes in steel structures, the installation of industrial systems, as well as general, road, and energy construction.
Representative: Piotr Podkocki – Piotr Podkocki is a property manager and real estate broker with 25 years of experience in the commercial real estate sector. He specializes in warehouses, industrial properties, and land. Currently, he works for the real estate company within the Mostostal Zabrze Group, where he is responsible for lease management, commercialization, and property sales. He has extensive knowledge of the real estate market, negotiations, and operational processes within the real estate sector. He effectively aligns client needs with the best business solutions, ensuring the maximization of property value. His experience includes working with both Polish and international investors, allowing him to navigate the dynamic and ever-evolving real estate market efficiently.

Challenge
At the beginning of 2023, a key tenant vacated the building at Bohaterów Getta Warszawskiego 9, leaving nearly 7,000 sq. m of office space unoccupied. The primary challenge became the commercialization of the entire property.
Although the building features a modern structure, underwent a façade renovation over a decade ago, and boasts an excellent location in Gliwice’s New City Center (near the PKP railway station, the Transfer Center, and the Main Arterial Road), it was originally built over 50 years ago. Its corridor-based layout and older telecommunication systems impacted its competitiveness compared to modern office buildings.
To stand out in the market and attract tenants, a new marketing and sales concept was developed, renaming the building BIPROHUT Stacja Gliwice. To further enhance its appeal, artistic elements were introduced, transforming the lobby into an artistic space—Bank Sztuki Gliwice and Galeria 6/9. This space was made available to local artists, employees of the Mostostal Zabrze Group, and tenants to showcase their artistic passions.
Initial efforts included collaboration with real estate agencies, listings on nationwide property portals, outdoor advertising, and leveraging existing business contacts. However, competition—including a developer delivering over 20,000 sq. m of modern office space in Gliwice and the activities of smaller office space operators—made achieving the leasing targets significantly more challenging.
Recognizing that the current approach was not yielding the expected results, the decision was made to revise the strategy and seek new promotional tools. The choice fell on the REDD platform.
Solution
At first, I was skeptical about working with REDD due to its higher costs compared to competitors. However, I quickly recognized the platform’s advantages, including a clear ‘Tenant Inquiries’ section, comprehensive email notifications about each potential client, and broad reach, allowing us to connect with many companies.
Currently, the platform supports me in increasing the number of leads and processing them effectively. The business contacts received through REDD have directly translated into leased space, positively impacting my results.
Thanks to REDD, the number of inquiries grew steadily, allowing our business to expand alongside the platform’s development. Regular analysis of inquiries and productive conversations with potential tenants contributed to our leasing success.
