In 2023, the Polish warehouse market experienced a period of dynamic changes that set new directions for development and challenges for the industry. In the REDD Report: Warehouses 2023 Summary /2024 Outlook, we present how the market situation evolved in 2023 and forecast the changes that 2024 will bring. We sought comments on the most important changes and upcoming trends from experts in the commercial real estate market. Below is a statement from one of them.

In recent years, there has been a significant shift in the logistics sector towards sustainability, evident in the elevation of construction standards for industrial and warehouse buildings and the focus on environmentally-friendly operation. While the term ESG traditionally pertains to institutions and businesses, environmental stewardship extends to the realization of logistics facilities.

This trend is substantiated by analyses and reports, including those by PLGBC, indicating a consistent rise in the share of certified industrial and warehouse buildings in the market (up by 14 percent annually). Presently, over 55 percent of warehouse space has undergone multi-criteria certification. Additionally, in 2023, Poland saw its first facility classified at the highest level of Outstanding in the EEEAM International New Construction system. This achievement was attributed to meticulous planning, including a detailed life cycle cost analysis during investment preparation, monitoring of transport- related carbon footprint during construction, and achieving a waste recycling rate exceeding 95 percent. Moreover, the facility itself incorporated various energy and water reduction measures.

While less apparent, the construction and preparation of warehouse space offer ample opportunities to mitigate negative environmental impacts. Ensuring high energy efficiency and minimizing utility consumption during construction and operation are pivotal. Furthermore, the use of climate- resilient or recyclable materials and mindful planning of the building’s surroundings, such as groundwater preservation and fostering biodiversity, contribute to environmental sustainability.

Numerous avenues exist to diminish the environmental footprint of warehouse buildings, and organizations are encouraged to seek solutions aligned with their sustainability objectives.
